The 1031 Process
ROVE Exchange coordinates the whole 1031 process from beginning to end. We believe our clients are clients for life, and we will assist and advise well into the future if needed.
30 Days Before Closing
At least one month before closing, ROVE Exchange begins to research and find properties around the nation that fit the client’s criteria through utilizing online sources along with personally contacting national brokers. Once properties are identified, ROVE Exchange begins to make offers with nonbinding Letters of Intent.
Ranch Closing
Ideally, like to have replacement property(ies) under agreement by the ranch sale closing.
Within 45 Days of Closing
During this identification period, we prepare the purchase and sale agreements prior to closing on the replacement properties. Once a PSA is in motion between the buyer and seller, ROVE Exchange begins the due diligence process—lease and CCR reviews. During this time, we also order the Phase 1 and survey reports—making sure we have enough time to review within the 45-day ID period.
Closing of Investment Property
Upon closing of the property, ROVE Exchange introduces our client to the proper contact for the property and provides a summary of landlord responsibilities and contact information sheet.
